We've been visiting dear friends in Palmetto Bluff for more than a decade now and one of our favorite things to do while there is look at properties. I always warn first timers going to visit, be careful because you'll undoubtedly end up in the real estate office, and if you do, let me know because I have a great agent in mind for you.
On our most recent trip, our friends kept referring to a "green house" that they wanted me to see. They just knew I'd love it. I'm always up for a house tour of any kind but I have to tell you, as soon as we rolled up to the front of "the green house" I took a deep breath and thought I could feel forever here.
Finally Found: My Dream Home
This stunning 6,325 square-foot brand new residence sits on more than an acre of marsh front in the Moreland Point area of Palmetto Bluff. Every room is a testament to the careful thought and meticulous attention to detail that went into designing this home. The dining room alone is swoon and drool worthy even as it sits empty.
Just behind the kitchen itself you'll find the catering kitchen which adds a full-size wine chiller and additional prep space and storage, plus direct access to the grilling porch.
The star of the show is truly in my opinion the rough-cut, reclaimed antique heart pine flooring that runs throughout and of course the gorgeous green paint palette, always and forever a favorite of mine personally.
Each individual space holds a unique charm and an understated elegance that beckons you to stay a little longer, if not forever.
I know I sound like a broken record, but as someone who has seen this in person, I promise you that the harmonious blend of rustic meets refined in each and every space will completely capture your heart, at least it did mine.
The floor-to-ceiling shiplap along with a ceiling adorned by natural finish wood beams and panels exudes a rustic charm. It is just the right counterpoint to the refined elegance of the brick-lined fireplace and hand-trowelled plastered walls.
The mudroom is understated elegance at its best. Hooks for purses, bags, leashes, and hats, and space below for shoes.
Pet lovers rejoice at the details of this room. Kennel crates can be found below the countertop while pull out cabinetry bins store food and pet accoutrement. Note the raised pet shower. I told the hubs if we bought this house I would immediately get a pair of pets. I already have names picked out. Buddy and Georgia.
Across the hallway is one of two laundry rooms. Anyone else in heaven just walking around this home or is it just me?
Back hallway bar situation with smokey glass reflecting outside in, everywhere I turned I fell deeper in love with this house.
The downstairs study has the most beautiful eggplant aubergine paint color. It's an excellent elegant color that reads equally feminine and masculine and I wish more people were open to it.
Exit the door above and you'll find yourself on a 400+ square foot screened porch that features a striking fireplace hand-crafted from Apalachicola Bay oyster shells.
Note the stunning vaulted A-frame ceiling and gorgeous brick flooing.
No porch here is complete without screens to enjoy the beautiful marsh views 365 days a year.
Back inside, let's go see the primary bedroom suite starting with the coffee bar greeting you upon entrance. It was like this home was made for me. Ha! #kiddingnotkidding
Next up is the spacious closet and a pair of French doors that allow a private exit to the ensuite porch and outdoor hot tub.
The primary bathroom soaking tub offers more beautiful marsh views as well as the hot tub area. Note the hand-made tile clad floor and unseen but always important, his and hers water closets.
You could fit a family in the walk in shower. It's like a car wash with all of the body jets and shower sprays. The reeded detail on the vanity is gorgeous in person and I have to tell you my husband recognized the wall sconces as the same ones I used in our recent reno.
The primary bedroom itself is quite spacious and I love the simple ceiling detail, the clerestory windows, and the clean, all white paint palette. It truly lets the view take priority.

Along the upstairs corridor is a gorgeous light filled second laundry with a beautiful view of the guest houses...
while continuing down the hallway takes you to the two secondary bedroom with bath ensuites and a flex room.
All light and bright with plenty of storage.
Guest House 1
I'll be honest. I could live in the guest house and be completely happy.
I've already identified this cottage for my design studio. Look at the spectacular vaulted ceiling with exposed trusses that send the ceiling soaring and make it feel much larger than its 700 odd foot space.
With the brick-lined fireplace, rough-cut flooring, and kitchenette, it wouldn't take much to set up shop here.

The guest house bathroom is uniquely moody and I am here for it. My only negative comment would be the vanity sink both in size and stature. #justsayNOtovesselsinks
Two additional twin guest suites are perfectly perched atop a pair of symmetrical two-car carriage houses that are joined by a 600-square foot dogtrot porte cachere. Notice how this structure is connected to the main house via a breezeway.

I'm slightly sad to be ending the tour of what is undoubtedly my favorite house to date and my dream home for sure. In case you're wondering about the price tag, for a cool $5.3 mil. I wish I could say we're ready to leave Houston because this house is worth leaving it for but alas one more kid needs launching from our nest.
